BR Architecture

BR Architecture is a family-run architectural practice based in North Wales and Chester. They design new builds, extensions and conversions for homeowners and developers across North Wales, Chester and Cheshire. Founder Barry Richards has over 30 years’ experience in Architect North Wales and has worked with firms both locally and nationally. The practice has been running for more than 20 years.

They suit a wide range of clients, from people planning their first home extension to those building a one-off dream home or taking on a larger commercial scheme. A recent project was a luxury new-build hotel in North Wales, which has been granted planning approval.

Why choose BR Architecture?

  • Over 30 years’ experience: Barry has worked on projects of all sizes, both locally and nationally.
  • Family-run: you deal directly with the person designing your project, not a different member of staff at every stage.
  • Meetings that suit you: early mornings, late evenings, at your home, on site or wherever you prefer.
  • Clear explanations: plans are explained in plain terms so you understand your options before any detailed design starts.
  • You approve everything first: nothing goes to the Local Authority until you’re completely happy.
  • Specialists arranged for you: other consultants can be brought into your project, which saves you having to find them.
  • Local knowledge: based in Hawarden and working across North Wales, Flintshire, Chester and Cheshire.

Services

New build homes

Whether you’ve found a plot or already own the land, BR Architecture can design a new home around the way you live. The design takes your site, budget and long-term plans into account.

House extensions

Extensions give you more space without the cost and upheaval of moving. Single-storey, two-storey, kitchen, rear and side extensions are all designed to sit naturally with the existing property.

Conversions

The practice can advise on converting existing buildings, including loft conversions, garage conversions and turning outbuildings or barns into living space. The aim is to make the most of the space you already have.

Commercial and hospitality projects

BR Architecture also takes on larger commercial schemes, as the recent luxury hotel in North Wales shows.

Planning drawings and applications

The practice prepares the drawings and supporting information needed for a planning application. They submit these to the Local Authority once you’ve approved them.

Project coordination

Many projects need input from other specialists. BR Architecture can arrange these and bring them into your project, for example:

  • Energy consultants
  • Quantity surveyors
  • Tree specialists

A service that fits around you

BR Architecture knows that life gets busy, so they arrange meetings for times and places that suit you. That could be an early morning or a late evening, at your home, on site or wherever works best. Meeting when you’re relaxed and not rushed makes it easier to talk your ideas through properly, and it usually leads to better decisions about your project.

Barry meets clients face to face and explains the plans in plain terms. He makes sure you understand your options before the project moves on to detailed design.

How it works

  1. Initial consultation: a meeting at a time and place that suits you. You’ll talk through your ideas, how you want to use the space, your budget and your site.
  2. Design and drawings: BR Architecture turns your ideas into drawings and a proposal.
  3. Review meeting: a follow-up meeting to go through the drawings and proposal together. You can ask questions and ask for changes.
  4. Your sign-off: nothing is submitted until you’re completely happy with the plans.
  5. Planning submission: the application goes to the Local Authority.
  6. Specialist support: if your project needs other experts, BR Architecture can arrange them and bring them into the project for you.

Planning your project

Planning rules vary depending on where your property is and what type of work you want to do. North Wales, Flintshire, Chester and Cheshire fall under different local authorities, and the rules in Wales and England differ in places. Some smaller projects fall under permitted development, while others need full planning permission. Listed buildings and conservation areas have their own extra rules. Getting advice early can save you time and money, so contact BR Architecture to talk through what your project is likely to need.
